Moving Out With Dogs? The Yard Cleanup Before Inspection

By Bayou Scoop Co. ·

Moving with dogs is a lot of work, and the backyard is usually the last thing on the list. It should not be. A landlord's move out inspection, a military housing checkout or a buyer's final walkthrough all include the yard, and piles in the grass are the first thing anyone notices. A move out dog poop cleanup takes one visit, and timing it right saves you from a deduction or an awkward call from your agent.

Renters: the yard is part of the deposit conversation

Your lease decides what you owe for the yard, so read it first. Some leases ask tenants to keep the yard clean or to return the property in the condition it was in at move in, apart from normal wear. Pet clauses often add specific language about waste.

Florida's security deposit law, section 83.49 of the Florida Statutes, sets the timeline after you move out:

StepWhat the statute says
No claim on the depositLandlord returns it within 15 days after the rental agreement ends
Landlord wants to keep some of itLandlord sends written notice of the claim and the reason within 30 days, to your last known mailing address or by email as the statute allows
You disagreeYou have 15 days after receiving the notice to object
No objectionLandlord may deduct the claim and must send you the balance within 30 days of the notice

That is a summary, not legal advice. Read the statute itself and talk to a lawyer or your legal assistance office if you are in a dispute. The practical takeaway: a yard full of waste is an easy line item for a landlord to write down, and it is the one you can fix completely before you hand over the keys. Keep your forwarding address current so any notice actually reaches you.

PCS moves and military housing

Pensacola moves a lot of military families. If you are leaving NAS Pensacola or NAS Whiting Field on orders, your housing office or landlord will have its own checkout standards, so ask for them early. Packers, the moving truck and final inspection often land in the same few days, and the dogs are stressed and confined to the yard more than usual. That last week can create a surprising amount of waste. Book the yard cleanup for after the truck leaves and before the inspection, not a week ahead.

Sellers and buyers' walkthroughs

If you are selling, the yard shows up in listing photos, showings and the buyer's final walkthrough. A buyer who steps in a pile on the way to look at the shed does not forget it. Scoop before photos, keep it up during showings, and do a final cleanup before the walkthrough. If you are the buyer moving in, a cleanup before your own dogs arrive gives you a fresh start. Waste does not just melt away on its own, as we explain in how long dog poop takes to break down in a Florida yard, and the CDC notes that roundworm eggs from dog feces can survive in soil for months or even years under the right conditions.

Move out yard checklist

  1. Schedule the final scoop for a day or two before the inspection.
  2. Keep the dogs off the yard as much as you can after that, or pick up daily.
  3. Fill holes the dogs dug and rake out loose spots.
  4. Check fence lines, under decks, behind the AC unit and along the side yard.
  5. Clean up any dog runs, pens or gravel potty areas.
  6. Rinse patios and the area around the back door.
  7. Take dated photos of the finished yard for your records.
  8. Remove bagged waste from the property or put it in the bin before collection day.

Brown spots and worn paths are a separate issue from waste. Our post on whether dog poop is bad for grass explains why dog areas wear down, which can help you talk through lawn condition with a landlord.

Book a one time cleanup

Our one time cleanup is built for moves. It is $89 if the yard was scooped within the last 2 weeks, $129 if it has been 2 weeks or more, plus $15 for each additional dog. Every pile is scooped and double bagged, waste is hauled away or placed in your bin, our tools are disinfected before we enter, and we latch the gate and text you a photo when we finish. That photo is a nice record to keep with your move out paperwork.

Text SCOOP to (850) 273-8546 with your address, the number of dogs and your inspection date. Staying in the area after the move? You can sign up online for regular service at the new place; weekly starts at $79 a month for one dog.

Common questions

A day or two before the inspection or walkthrough, after the moving truck has left, so the dogs have little time to undo it.

How much does a move out dog poop cleanup cost?

Our one time cleanup is $89 if the yard was scooped in the last 2 weeks, $129 if it has been longer, plus $15 for each additional dog.
